Can I pay my rent online?

  • Yes you can pay your rent online for FREE with a checking or savings account. You can also pay with a credit card for a fee.

  • Please contact us with your email address and you will receive a personalized link to your own tenant portal, where you can also submit online work orders!

  • Once set up you can also click the link above to log in.


When is rent late and what is the late fee?

  • Rent is due on the 1st of every month and late after the 3rd, this includes holidays and weekends. If your rent is not received by midnight on the 3rd, a $30 late fee is assessed to your account.

  • If you are experiencing a hardship please contact us to see if we can work with your situation.


I have a work order and/or an emergency!

  • If there is a fire or a life threatening emergency please call 911 immediately!

  • If your emergency is a flood, or any other kind of immediate threat to property, please call 858-769-9141. Your call will be returned promptly if it is a true emergency and the appropriate vendors will be contacted to remedy the situation.

  • For all other non-urgent work orders, please email us or submit your request via your tenant portal.

  • Examples of non-urgent work orders would be: a broken garbage disposal, tripped GFI, ants or spiders, garage door remote not working, running toilet, inoperable toilet (if there is more than 1 bathroom) or a broken appliance.

  • Although all maintenance requests are important, these are not true emergencies and can be addressed during normal business hours. It helps to ask yourself, "Can someone really come out and fix this right now?" For example if your A/C unit stopped working at 3am, there aren't any technicians that are available at that time, and even if they were, there wouldn't be any stores open for them to get parts, etc.

 

 

My lease is up, or I am on Month to Month and want to move, what do I need to do?

  • You need to give a written 30 Day Notice to Vacate (see form above). All occupants need to sign the notice. If all occupants are not leaving please contact our office.

  • You are responsible for paying your last month's rent and the full 30 days notice even if you leave early.

  • You will need to leave the property in good condition (clean, carpets cleaned, no damage) or deductions will be taken from your deposit to make the unit in rent ready condition.


I need to break my lease, what do I need to do?

  • Please contact us to speak about your situation. We will need to start marketing your property to get it re-rented and will need your cooperation so that your costs are minimized.


When do I get my security deposit back?

  • We are required by CA law to return your deposit, or an accounting of how your deposit was used (if applicable) within 21 days of when you turned over your occupancy to our office (returned keys and were out of the unit completely).

  • Your deposit is returned by mail to the forwarding address provided, or if none, to your last known address (the rental address).

  • The security deposit is only returned when all parties on the lease have vacated and does not apply if roommates or parties move out separately.
